ROAD Exchange · members only · opens before January 7, 2027
The one place large single-family investors can still buy homes from January 7: each other.
Section 1001 of the ROAD Act bars investors with investment control of 350 or more single-family homes from buying single-family homes, with a short list of exceptions. One of them is buying from another large institutional investor that held the home when the Act was enacted (July 11, 2026). That turns covered investors into each other's main buyers and sellers. ROAD Exchange is the members-only network for those sales: sellers list portfolios free, members see every listing, and each listing comes with a Tensorust Control Graph check of the seller's control group and the 350-home test.
